Comparison
Darcy vs DoorLoop: pricing, AI, and which to choose (2026)
Quick answer
DoorLoop publishes three per-unit plans as of October 2026: One at $2.50 per unit ($1.50 above 100 units, $199 minimum), Connect at $4.00, and Multiply at $5.00. Its Maintenance Ops and Lease Renewal agents are only on Multiply. Darcy costs $2 per unit per month with every agent included. At list price, DoorLoop One costs less than Darcy above 200 units. DoorLoop also charges no incoming ACH fee on Connect and Multiply, while Darcy charges $2.50.
Choose Darcy
Choose Darcy if you want renewal, maintenance, collections, and month-end close agents included at $2 per unit, without moving to a $5 plan to get them.
Choose DoorLoop
Choose DoorLoop if you want the lowest software price on its One plan, free incoming ACH on Connect or Multiply, unlimited users, and an interface reviewers rate 4.8 out of 5.
Quick verdict
DoorLoop and Darcy both sell per-unit property management software with AI agents. The difference is where the agents sit. DoorLoop puts its Receptionist Agent on Connect ($4.00 per unit) and its Maintenance Ops and Lease Renewal agents on Multiply ($5.00 per unit). Darcy includes all of its agents at $2 per unit.
DoorLoop has two clear cost advantages. Its One plan is cheaper than Darcy for larger portfolios, and Connect and Multiply include free incoming ACH. Your best choice depends on which agents you need and how your residents pay.

Where DoorLoop is stronger
Ease of use. Reviewers on Capterra most often praise DoorLoop's ease of use and interface. DoorLoop holds 4.8 on both G2 and Capterra.
Lower software price at scale on One. Above 100 units, each additional unit on DoorLoop One costs $1.50, which is below Darcy's $2. At list price, One costs less than Darcy for any portfolio above 200 units.
Free incoming ACH on higher plans. Connect and Multiply include free incoming ACH, and outgoing payments to vendors and owners are free on all plans.
Unlimited users. Every DoorLoop plan includes unlimited users, a company website, and a business phone number.
A Receptionist Agent. On Connect and Multiply, DoorLoop's Receptionist Agent answers tenant calls, texts, and portal messages 24/7. It uses the lease, the ledger, and your policies, and it escalates unusual cases.
Funding and pace. DoorLoop raised a $100 million Series B led by JMI Equity in 2024. It has also released DoorLoop 2.0, which rebuilds the interface and adds DoorLoop AI, a command center for people and AI.
Where Darcy is stronger
Every agent at the base price. Darcy's agents for resident messages, collections, renewals, maintenance triage, leasing follow-up, and the month-end close are all included at $2 per unit. DoorLoop's renewal and maintenance agents need the $5.00 Multiply plan. Its Rent Collection Agent and Prospect Agent are listed as coming soon.
Collections today. Every morning, Darcy ranks who is behind and why. It writes each tenant a message with the exact balance, and it sets up payment plans, late fee waivers, and past-due notices by your rules.
Accounting depth. Some Capterra reviewers say DoorLoop's accounting is less advanced than QuickBooks. DoorLoop's QuickBooks Online sync runs one way, nightly. Darcy has a general ledger with trust accounts, owner statements and distributions, and 1099s. Its close agent matches bank lines and flags anything that does not add up.
Simple plan choice. DoorLoop's pricing page lists DoorLoop AI as an add-on, while its AI agents page says the AI Assistant is in every plan. Darcy has one plan, so there is no question about which features you get.
Support during the move. Some Capterra reviewers say DoorLoop support is hard to reach and onboarding is cumbersome. Darcy's team does the staging, cleanup, and import, and trains each role on its workflows.
Cost at 100, 500, and 2,000 units
DoorLoop lists One at $2.50 per unit and $1.50 per unit above 100 units. We read this as $2.50 for the first 100 units and $1.50 for each unit after that. The page does not say whether the price assumes monthly or yearly billing, so confirm both points with DoorLoop.
Units | Darcy ($2) | DoorLoop One | DoorLoop Connect ($4) | DoorLoop Multiply ($5) |
|---|---|---|---|---|
100 | $200 | 100 x $2.50 = $250 | $400 | $500 |
500 | $1,000 | $250 + 400 x $1.50 = $850 | $2,000 | $2,500 |
2,000 | $4,000 | $250 + 1,900 x $1.50 = $3,100 | $8,000 | $10,000 |
All figures are per month before payment fees. Every figure is above DoorLoop's plan minimums. If you want DoorLoop's renewal and maintenance agents, the fair match for Darcy is Multiply. At 500 units, Multiply costs $1,500 more per month than Darcy.
Payment fees change the picture. Take a 500-unit portfolio with 450 ACH rent payments per month:
Darcy: $1,000 + (450 x $2.50 = $1,125) = $2,125 per month.
DoorLoop One: $850 + (450 x $1.50 = $675) = $1,525 per month.
DoorLoop Connect: $2,000 + $0 = $2,000 per month.
DoorLoop Multiply: $2,500 + $0 = $2,500 per month.
On this example, DoorLoop One and Connect cost less in total than Darcy. Neither includes renewal or maintenance agents. DoorLoop's pricing page says you can add a convenience fee to tenant ACH payments. We could not confirm whether Darcy's payment fees can be passed to residents, so ask us. See the DoorLoop pricing guide for every fee.
Switching from DoorLoop to Darcy
DoorLoop exports reports to Excel, PDF, or QuickBooks. It documents no full-account export on the pages we checked. Before you give notice, export your rent roll, tenant and lease lists, owner and vendor lists, open balances, and security deposits. Ask DoorLoop for anything you cannot export yourself.
Darcy works from your exports. The Darcy team reviews a sample export before it quotes a migration plan. Darcy's Migration agent stages every record, flags errors and duplicates, and proposes batches that reconcile to your files' totals. Nothing is imported until you approve it. See Darcy vs Buildium if you are also weighing Buildium, and the DoorLoop alternatives list for other options.
