AppFolio pricing 2026: plans, fees, and real costs
Quick answer
AppFolio Property Manager publishes three per-unit plans: Core starts at $1.49 per unit per month, Plus at $3.20, and Max at $5.00, as of October 2026. Core has a 50-unit minimum, and every plan has a minimum monthly spend that AppFolio does not publish. At list price, 250 units cost $372.50 per month on Core, $800 on Plus, and $1,250 on Max, before minimums, payment fees, and add-ons.
How much AppFolio costs in 2026
AppFolio Property Manager charges per unit per month, in three plans. As of October 2026, Core starts at $1.49 per unit, Plus starts at $3.20 per unit, and Max starts at $5.00 per unit. These are starting prices. AppFolio's pricing page says that a minimum spend applies to every plan, and that Core needs at least 50 units. The page does not give the minimum spend amount, or the unit minimum for Plus and Max.
We checked the AppFolio pricing page on October 21, 2026. It lists the three plans and starting prices below. The page shows no "last updated" date, so we cannot say when AppFolio last changed the numbers.
AppFolio plans and what each adds
Plan | Starting price (as of October 2026) | Minimums | What the plan adds |
|---|---|---|---|
Core | $1.49 per unit per month | 50 units, plus a minimum spend (amount not published) | Core platform, Realm-X Assistant, and messages |
Plus | $3.20 per unit per month | Unit minimum and minimum spend (amounts not published) | Affordable and student housing, advanced budgeting, Realm-X Flows, Accounting Performer for bill entry and close, read-only API |
Max | $5.00 per unit per month | Unit minimum and minimum spend (amounts not published) | Leasing CRM, Leasing Signals, read/write API, dedicated customer success, Accounting Performer for budgeting |
The plan you need depends on your portfolio more than on your size. If you manage affordable or student housing, Core does not cover it, so your floor is $3.20 per unit. If your accounting team wants the Accounting Performer to enter bills and help with the close, you also need Plus. If you want an API that writes data back into AppFolio, you need Max. Core lists no API access.
Realm-X, AppFolio's AI assistant, is on all three plans. AppFolio introduced a new version of Realm-X in September 2026 with a Receptionist Performer that answers and routes calls.
Cost at three portfolio sizes
The table multiplies each plan's starting price by the unit count. It does not include the minimum spend, because AppFolio does not publish it. If your portfolio is small, the minimum spend can be higher than the arithmetic below. The Darcy column uses Darcy's price of $2 per unit per month.
Units | AppFolio Core ($1.49) | AppFolio Plus ($3.20) | AppFolio Max ($5.00) | Darcy ($2.00) |
|---|---|---|---|---|
50 | 50 x $1.49 = $74.50 | 50 x $3.20 = $160 | 50 x $5.00 = $250 | 50 x $2 = $100 |
250 | 250 x $1.49 = $372.50 | 250 x $3.20 = $800 | 250 x $5.00 = $1,250 | 250 x $2 = $500 |
1,000 | 1,000 x $1.49 = $1,490 | 1,000 x $3.20 = $3,200 | 1,000 x $5.00 = $5,000 | 1,000 x $2 = $2,000 |
Read the table with three limits in mind:
Minimums. At 50 units, a Core customer is at the unit minimum. The minimum spend can make the real bill higher than $74.50. Plus and Max may also require more than 50 units. AppFolio does not publish those numbers.
Starting prices. AppFolio labels each price as a starting price. Your quote can be higher.
Payment fees. Neither column includes payment processing. Darcy bills payment processing per transaction: $2.50 per ACH bank transfer, and 2.85% plus $0.30 per card payment. AppFolio does not publish its payment fees on its pricing page.
At list price, AppFolio Core costs less per unit than Darcy. Plus and Max cost more. The comparison changes if your quote includes a minimum spend above the arithmetic, or if you pay for add-ons.
Extra fees
AppFolio's pricing page lists no extra fees with dollar amounts. These cost items are not published:
Payment processing. ACH and card fees are not published on the pricing page.
Onboarding and data migration. No onboarding fee is published.
Minimum spend. It applies to every plan. The amount is not published.
Value-added services. The pricing page has a "Customize Your Plan" section. It says that you can select value-added services and pay only for what you need. It lists no services by price.
Premium integrations. Standard AppFolio Stack integrations come with Core. Plus and Max include premium integrations. The page does not say what a Core customer pays for a premium integration.
Contract terms. The contract length is not published.
This is the main gap in AppFolio's pricing. The per-unit prices are public, but most of the cost items that change a final bill are only in the quote.

How AppFolio pricing compares with similar products
The table compares AppFolio with three other full property management systems for residential portfolios. All prices are list prices from each vendor's pricing page, as of October 2026. The 250-unit column shows only arithmetic that the published prices allow.
AppFolio | Buildium | DoorLoop | Yardi Breeze | |
|---|---|---|---|---|
Price model | Per unit, three plans | Flat monthly plans | Per unit, three plans | Per unit |
Starting price | $1.49 per unit (Core) | $62 per month (Essential) | $2.50 per unit, $1.50 per unit above 100 (DoorLoop One) | $1 per unit (Breeze, residential) |
Published minimum | 50 units on Core; spend not published | Not published | $199 per month (One) | $100 per month (Breeze, residential), annual agreement |
Cost at 250 units, entry plan | 250 x $1.49 = $372.50 | Not computable from the published price | 100 x $2.50 + 150 x $1.50 = $475 | 250 x $1 = $250 |
Incoming ACH fee | Not published | $2.35 Essential, $1.35 Growth, $0.60 Premium after 12 months | $1.50 on One, free on Connect and Multiply | Not published |
Card fee | Not published | 2.99% | Not published | Not published |
AppFolio publishes more per-unit detail than many systems for larger portfolios. Buildium publishes more of its transaction fees. DoorLoop and Yardi Breeze publish their minimums in dollars. What to ask in an AppFolio sales call
AppFolio's quote decides most of your cost. Ask these questions before you sign:
What is the minimum monthly spend on Core, Plus, and Max for our unit count?
What is the unit minimum for Plus and Max?
Is the per-unit price in our quote the same as the starting price on the website? If not, why?
What do residents and our company pay per ACH payment and per card payment? Who pays each fee?
Is there a one-time onboarding or data migration fee? What does it include?
Which value-added services are in our quote, and what does each cost per month?
Which integrations are premium, and what does a Core customer pay for one?
How long is the contract? What is the price increase at renewal, and is there a cap?
How does AppFolio count vacant units, commercial units, and association doors?
If we start on Core and move to Plus later, does the minimum spend change?
Get the answers in writing as part of the order form. Then compare the full monthly total, not only the per-unit price.
Is AppFolio worth the price?
AppFolio fits residential operators with 50 or more units who want published tier prices and AI on every plan. Realm-X is included on all three plans, which is a real strength. The cost risk is in the items AppFolio does not publish: the minimum spend, payment fees, and add-ons.
If you compare AppFolio with Darcy, Darcy charges $2 per unit per month for the whole system and its AI agents, with payment processing billed per transaction.
