AI for property management

Connect Claude and other AI assistants to your property management data

Quick answer

Darcy runs a remote MCP server at https://api.usedarcy.com/mcp that gives AI assistants the same operations as its REST API, such as search, list_leases, list_work_orders, create_work_order, and run_report. Create an API key in Settings > Integrations, choose its scopes, and add the server to Claude Code or Cursor with the key in an Authorization header. Write tools wait for the person's yes.

What MCP is

The Model Context Protocol (MCP) is an open standard that connects AI applications to outside systems. Anthropic announced it on November 25, 2024. The official MCP site compares it to a USB-C port for AI applications.

MCP has two sides. An MCP server offers tools, such as "list work orders". An MCP client, such as Claude Code or Cursor, calls those tools when you ask a question. The messages use JSON-RPC 2.0. In December 2025, Anthropic donated MCP to the Agentic AI Foundation, a fund under the Linux Foundation. Anthropic says ChatGPT, Cursor, Gemini, Microsoft Copilot, and Visual Studio Code have adopted MCP. For a longer definition, see MCP server.

How teams answer data questions today

Without a connection, one question such as "which work orders at Maple Court are older than a week?" takes several manual steps:

  1. Open the property management system and find the right report.

  2. Set the filters and run the report.

  3. Export a CSV file.

  4. Paste the data into a spreadsheet or an AI chat.

  5. Check that the export is current and complete.

  6. Go back to the system to make a change, such as a new work order assignment.

With an MCP connection, the assistant does steps 1 to 5 through tools. For step 6, it describes the change and waits for your yes.

Set up Darcy's MCP server

  1. Create a key. In Darcy, open Settings > Integrations and create an API key. Staff with permission to manage integrations create keys.

  2. Choose scopes. Give the key only the access the assistant needs. A key can never exceed the access of the staff member who creates it.

  3. Copy the secret. Darcy shows the secret once and stores only a hash of it. Store the secret in a password manager.

  4. Start with a test key. Test keys only read, so the assistant cannot change data while your team learns the setup.

  5. Add the server to Claude Code. Run this command, with your key in place of the placeholder:

claude mcp add --transport http darcy https://api.usedarcy.com/mcp --header "Authorization: Bearer pmk_live_..."
claude mcp add --transport http darcy https://api.usedarcy.com/mcp --header "Authorization: Bearer pmk_live_..."
claude mcp add --transport http darcy https://api.usedarcy.com/mcp --header "Authorization: Bearer pmk_live_..."
  1. Or add it to Cursor. Add the server URL https://api.usedarcy.com/mcp and the same Authorization header in Cursor's MCP settings.

  2. Ask a question. The assistant sees only the tools that your key may run.

The server uses Streamable HTTP. It works with MCP clients that can send an API key header. Clients that need OAuth, such as claude.ai custom connectors, are not supported yet.

Example prompts and the tools they use

Each prompt below maps to a Darcy operation. The tool names match the operations in the Darcy REST API.

You ask

Tool the assistant calls

Read or write

"Find everything about unit 4B at Maple Court."

search

Read

"Which leases at Maple Court end in the next 90 days?"

list_leases

Read

"List open work orders at Maple Court, oldest first."

list_work_orders

Read

"Create a work order for a leaking kitchen faucet in unit 4B."

create_work_order

Write, waits for your yes

"Assign that work order to our plumber."

assign_work_order

Write, waits for your yes

"Which reports can you run?"

list_reports

Read

"Run the first report on that list for Maple Court."

run_report

Read

Other operations cover properties and units (including unit status), leads, contacts, owners, vendors, service requests, events, and webhook endpoints. To get events pushed to your own systems, see Darcy webhooks.

The safety model

  • The key acts as a person. Each key acts as the staff member who created it. It is limited to the scopes chosen and to your company's account. Darcy refuses a revoked or expired key, and a key whose creator is no longer on your staff.

  • Tools match the key. The server lists only the tools that a key may run. A test key only reads.

  • Writes wait for a person. The server marks write tools. It tells the assistant to describe each change and wait for the person's yes before it runs the tool.

  • Some actions are not in version 1. The API and MCP server do not write money records, such as charges, payments, bills, or journal entries. They do not send messages to tenants or other contacts. They do not manage API keys.

The same rule applies inside Darcy. Every Darcy agent is suggest-only: it writes a proposal, and a person approves, edits, or rejects it. Darcy's AI never sends a message to a tenant. Staff review and send every AI-written message.

What to measure

  • Time to answer a data question, from the question to a checked answer.

  • Exports avoided. Count the CSV exports your team no longer makes each week.

  • Write proposals. Track how many assistant-proposed work orders your team approves, edits, or rejects.

  • Key review. Count active keys and check their scopes each month.

Questions, answered

Does Darcy work with claude.ai?

Not yet. Darcy's MCP server works with clients that send an API key header, such as Claude Code and Cursor. MCP clients that need OAuth, such as claude.ai custom connectors, are not supported yet.

Can the assistant change data in Darcy?

Yes, within the key's scopes. The server marks write tools and tells the assistant to describe each change and wait for your yes. Test keys only read.

Can an AI assistant send messages to tenants through Darcy?

No. Version 1 of the API and MCP server does not send messages to tenants or other contacts. It also does not write charges, payments, bills, or journal entries.

What does MCP access cost?

API and MCP access are included in Darcy's one plan, $2 per active unit per month, as of October 2026. There is no unit minimum.
