Best property management software with an open API (2026)
Quick answer
Rentvine has the most open API among property management systems in 2026. Every customer can create a read/write key on its one plan, the docs are public, and Rentvine says access has no extra charge. Darcy ranks second, with scoped self-serve keys, an OpenAPI 3.1 spec, signed webhooks, and an MCP server in its $2 per active unit plan. Version 1 does not write money records. Rentec Direct and Buildium follow. Yardi Voyager, Entrata, RealPage, and ResMan sell API access through partner programs. Facts are as of October 2026.
How we ranked these
We ranked each product by how easily a property manager or a developer can get data in and out through its API. Darcy makes property management software and publishes this guide, so we hold Darcy to the same criteria as every other product here. We used five criteria, in this order:
Self-serve access. Can a customer create a key inside the product, or must a software vendor join a partner program first?
Plan gating. Is the API on every plan, or only on a top tier or a paid add-on?
Read and write. Can the API create and change records, and how many record types does it cover?
Published docs. Can anyone read the API reference before they buy?
Fees. Does the vendor publish what API access costs?
We also noted webhooks and MCP servers. Webhooks decide how fresh your copy of the data is. MCP servers decide whether AI assistants can use the data. All facts are as of October 2026.

The ranked products in detail
1. Rentvine
Rentvine puts its REST API on its one universal plan. An admin creates a key under Global Settings > User Roles and API, and each key gets a role, a key, and a secret. Rentvine says access has no usage restrictions or additional charges. The API reads and writes data and has export endpoints for leases, properties, units, and screening applications. Rentvine also sends signed webhooks and runs an MCP server for Claude and ChatGPT. See our Rentvine review.
2. Darcy
Darcy's REST API is at /v1, with an OpenAPI 3.1 description at /v1/openapi.json. Staff create keys in Settings > Integrations and choose scopes. A key acts as the staff member who created it and can never exceed that person's access. Writes accept idempotency keys, lists use cursor pagination, and each key can make 600 requests per minute. Darcy also sends signed webhooks and runs an MCP server with the same operations. The API is included in Darcy's one plan, $2 per active unit per month as of October 2026, with no unit minimum.
Darcy ranks below Rentvine because version 1 writes fewer record types. Rentvine's API reference shows writes for bills, lease charges and payments, leases, and messages. Darcy version 1 does not write money records such as charges, payments, bills, or journal entries. It reads leases but does not create them, and it does not send messages to tenants. See what you can automate with the Darcy API.
3. Rentec Direct
Rentec Direct launched its Open API on April 14, 2026. Managers and users with full permissions create keys under Settings > Tools > Utilities > API Keys. Keys take scopes such as read:properties and write:tenants. The API is on the Pro and PM plans, and Rentec Direct says it charges nothing extra for API access. The limit is 60 requests per minute per user. The spec lists no webhooks.
4. Buildium
Buildium's Open API is self-serve. An admin turns it on and creates a client ID and secret, and can limit a key to some entities or to read-only. The API needs the Premium plan, which includes one sandbox account. Buildium sends webhooks to a subscriber endpoint, which must respond within 10 seconds. See our Buildium review.
5. HappyCo
HappyCo says every customer gets its GraphQL API at no additional cost. An administrator signs in through the API to get a session token. The API reads and writes properties, units, inspections, and work orders, and it supports webhook subscriptions. HappyCo covers maintenance and inspections, so it works next to a property management system, not in place of one.
6. MagicDoor
MagicDoor lists API and MCP access on all three published plans. Users create a key in developer settings and can scope it down. The REST API writes records, including invoice payments with an idempotency key. MagicDoor says the API is not versioned and can change at any time. It has no webhooks, so clients must poll.
7. DoorLoop
DoorLoop's pricing page lists full API access in DoorLoop One, and the higher plans include everything in One. Customers create keys under Settings > Company > Zapier & API Keys, and each token has an access role. The docs show create and update endpoints. We found no webhook documentation. DoorLoop says it is selective about software partners.
8. Latchel
Latchel's Partner API is self-serve: customers generate a key in the dashboard. It reads and writes vendors, properties, residents, and work orders, and it reads invoices and calls. The limit is 600 requests per key per 10 minutes. Latchel also sends webhooks for jobs, properties, residents, invoices, and more. It does not publish a plan or fee for the API.
9. AppFolio
AppFolio's pricing page lists a read-only API on Plus and a read/write API on Max. Core does not list it. A customer can create a Developer Space user without a partnership, but the developer docs need a login. Software vendors in the Stack Marketplace pay $25,000 to $50,000 a year plus possible revenue share, according to the integrator Propexo. See our AppFolio review.
10. Propertyware
Propertyware sells API access as the Enterprise/API add-on for $1 per unit per month on any package, as of October 2026. An administrator then creates keys and can limit them to read-only. The REST API has create, update, and bulk create operations. The docs are public, but they have no webhooks section.
Partner programs: Yardi, Entrata, RealPage, ResMan, and MRI
The large multifamily platforms sell API access to software vendors, not as a self-serve key for each customer.
Yardi Voyager requires a vendor that is at least two years old and has at least three active Voyager clients. Yardi charges an annual license fee per interface and does not publish the amount.
Entrata requires an agreement with each API partner. Propexo reports that at least one mutual client must request the integration, and that fees run $5,000 to $60,000 a year by call volume. Entrata does not publish fees.
RealPage sells access to vendors through its AppPartner program on RealPage Exchange.
ResMan lists two-way API access on its Conventional Scale, Conventional Thrive, and Affordable Thrive tiers. Propexo reports 2 to 4 months from partner application to integration setup.
MRI Software requires a Web Services license and an MRI-assigned partner key.
These systems fit many large operators. But a property manager on them usually cannot build an integration without vendor approval.
How to choose
If your team writes its own scripts, pick a self-serve key with public docs: Rentvine, Darcy, Rentec Direct, Buildium, or DoorLoop.
If you need to write money records, check the endpoint list first. Darcy version 1 does not write charges, payments, bills, or journal entries. Rentvine, MagicDoor, and Innago document payment writes.
If you need current data without polling, require webhooks. MagicDoor's docs say it has no webhooks. We found no webhook documentation for Property Meld or Vantaca.
If you want AI assistants on your data, check for an MCP server. Rentvine, MagicDoor, and Darcy document one, as of October 2026. See how Darcy's MCP server works.
If you are on Yardi, Entrata, or RealPage, ask which partners are already approved and what your contract says about data exports.
