AppFolio vs Yardi Breeze: pricing, features, and which to choose (2026)

Quick answer

Yardi Breeze costs less than AppFolio at almost every portfolio size: residential Breeze is $1 per unit per month with a $100 monthly minimum, while AppFolio Core starts at $1.49 per unit with a 50-unit minimum, as of October 2026. At 500 units that is $500 versus $745 per month. AppFolio includes more AI on every plan, including the Realm-X assistant and AI agents. Breeze's AI is limited to Smart AP invoice intake on Premier and a paid chatbot add-on.

The differences that matter

Cost per unit

Breeze's residential rate is $1 per unit per month. AppFolio's lowest rate is $1.49. The gap grows with the portfolio. For affordable housing the two are close: Breeze Premier is $3 per unit and AppFolio Plus starts at $3.20.

Minimums push the other way for small portfolios. Breeze Premier has a $400 monthly minimum, so a 100-unit portfolio pays $400, not $100. AppFolio's minimum spend is not published, so we cannot say where its floor sits.

AI depth

This is AppFolio's clearest advantage. Realm-X is on every AppFolio plan. It takes plain-language requests, runs multi-step tasks, and builds workflows and dashboards. AppFolio's Performers are AI agents for leasing, accounting, resident messages, and phone reception. In June 2026 AppFolio also added a connector that lets operators trigger AppFolio workflows from Anthropic's Claude.

Yardi launched Smart AP for Breeze Premier in October 2025. It reads emailed or uploaded invoices, matches the data, and sends them to staff for approval. It costs nothing extra. The residential chatbot is an add-on with additional fees. Breeze does not list AI agents for leasing, collections, or renewals.

Property types

Breeze covers more property types at published prices. Its pricing page lists residential, commercial, affordable, association, self storage, and manufactured housing plans. Commercial, self storage, and manufactured housing on Premier are quote only. AppFolio supports residential, student, affordable, association, and commercial portfolios, with affordable and student housing on Plus and up.

Contract terms

Breeze uses an annual agreement. Breeze is billed monthly and Breeze Premier is billed annually. Every contract includes an option to cancel within the first 30 days.

AppFolio's term is set on the order form and renews automatically unless either side gives 30 days' notice. A cancellation for convenience costs 50% of the remaining service fees. AppFolio may also raise its minimum amounts with 30 days' notice unless the order form says otherwise.

Cost at 100, 500, and 2,000 units

The table uses each vendor's published per-unit rate and applies Breeze's monthly minimums. It does not include AppFolio's minimum spend, which is not published.

Units

AppFolio Core ($1.49)

AppFolio Plus ($3.20)

Breeze ($1, $100 min)

Breeze Premier ($1, $400 min)

Premier Affordable ($3, $400 min)

100

100 x $1.49 = $149

100 x $3.20 = $320

100 x $1 = $100

$100, raised to the $400 minimum

$300, raised to the $400 minimum

500

500 x $1.49 = $745

500 x $3.20 = $1,600

500 x $1 = $500

500 x $1 = $500

500 x $3 = $1,500

2,000

2,000 x $1.49 = $2,980

2,000 x $3.20 = $6,400

2,000 x $1 = $2,000

2,000 x $1 = $2,000

2,000 x $3 = $6,000

At 2,000 residential units, Breeze costs $980 per month less than AppFolio Core, or $11,760 per year. For affordable housing at 2,000 units, the gap is $400 per month in Breeze's favor.

Setup costs need a check. The Breeze FAQ says there are no data conversion charges. Vendr, a third-party pricing site, reports Yardi setup costs of $2,000 to $10,000. These two sources conflict, so ask Yardi to confirm in writing. AppFolio's onboarding and migration fees appear only on the order form.

What reviewers say

G2 reviewers name ease of use as Breeze's top strength. Breeze also includes training videos and live chat support. The common complaints are missing features and inadequate reporting. Capterra reviewers report mixed support experiences. One G2 reviewer at a non-profit reports steep year-over-year price increases.

AppFolio's strengths are its published tier prices and the AI it includes on every plan. Its main published drawback is contractual: the auto-renewing term and the 50% early termination fee.

Who should choose each

Choose Yardi Breeze if cost is the deciding factor, or if you manage commercial, association, or self storage units. It suits smaller teams that want simple software and do not need AI agents. If you outgrow its reporting, review our Yardi Breeze alternatives.

Choose AppFolio if you want AI to take on leasing, accounting, and resident work, and you can pay roughly 49% more per unit on Core. Check the termination terms before you sign.

A third option: Darcy

Darcy is property management software built around AI agents. It runs leasing, maintenance, and accounting, and covers residential, commercial, associations, and affordable housing. Darcy charges $2 per unit per month for the whole system and its agents, with payment processing billed per transaction. That is more per unit than Breeze and less than AppFolio Plus. The agents handle resident messages, collections, renewals, maintenance triage, and the month-end close, and your team approves the work. Darcy imports exports from AppFolio and Yardi.
