What MagicDoor does well
Published per-unit prices. MagicDoor lists the annual and monthly rate for both self-serve plans.
Full scope. Trust accounting, leasing, listings, applications, screening, e-signing, renewals, maintenance, a vendor portal, payments, an owner portal, renters insurance, 1099 filing, reporting, and a mobile app.
AI throughout. Each plan includes a monthly allotment of Genie AI tokens: 500,000 per unit on Advanced and 1 million per unit on Professional.
Migration help. MagicDoor states its Genie AI migration moves leases, tenants, financials, and history from a prior system in 3 to 7 days on average. This is a vendor claim.

What MagicDoor really costs
On an annual contract, 25 units on Advanced cost $37.50 per month ($1.50 x 25). At 100 units, Professional costs $250 per month on an annual contract and $350 month to month. Advanced at 100 units would cost $150 per month on annual terms, but MagicDoor lists Advanced for portfolios under 50 units.
