Best AI property management software (2026)
Quick answer
The best AI property management software in 2026 is Darcy for most residential managers: its $2 per unit per month price includes AI agents for resident messages, collections, renewals, maintenance triage, leasing follow-up, and the month-end close. AppFolio is a close second, with its Realm-X assistant on every plan from $1.49 per unit per month, but its Flows and Accounting Performer need the $3.20 Plus plan. Entrata (100+ embedded agents) and Yardi Voyager fit large operators on quote-only contracts. Prices are as of October 2026.
How we ranked these
We ranked products by what the AI does in a normal week, not by how many features have "AI" in the name. Darcy publishes this page, and Darcy is ranked first. We explain why below and say where other products fit better. We used five criteria, in this order:
Agents that complete work. An AI agent takes a task from start to finish, such as a collections message or a bank match. A writing assistant only drafts text. We ranked agents higher.
Coverage across the job. We looked for AI in leasing, maintenance, and accounting, not in one module only.
Included or extra. We checked which plan includes the AI and whether that plan's price is published.
Control. We looked for review-and-approve steps and a record of what the AI did.
Fit. We noted the portfolio size and type each vendor sells to.

The products in detail
1. Darcy
Darcy ranks first because one published price, $2 per unit per month, includes agents for six routine jobs across the whole system. Every morning the collections agent ranks who is behind and why, and it writes each tenant a message with the exact balance. The renewals agent prices offers for leases that end in 60 to 90 days, within your policy and local rent rules. The maintenance agent suggests the trade and urgency from a resident's photos. The month-end agent matches bank lines and flags invoices that do not add up. Darcy starts by preparing work for your team to review. You hand it more tasks one type of work at a time, and every action shows the records it used.
Watch for: We do not list G2 or Capterra ratings for Darcy. Darcy does not publish unit minimums or contract terms.

2. AppFolio
AppFolio includes its Realm-X assistant on all plans. In September 2026 it relaunched Realm-X to run multi-step tasks and build workflows from a prompt, and it added a Receptionist Performer that answers and routes calls. Other Performers handle leasing by email, text, and phone, invoice coding and the close, and resident messages. A June 2026 connector lets teams trigger AppFolio workflows from Anthropic's Claude.
Watch for: Realm-X Flows and the Accounting Performer for bill entry and close need Plus ($3.20 per unit). The leasing CRM needs Max ($5.00).

3. Entrata
Entrata announced more than 100 embedded AI agents in March 2026. The agents run workflows across leasing, maintenance, accounting, payments, and resident operations, within the policies and guardrails that property teams set. OXP Studio manages the agents and onsite teams, and Entrata Pro is AI that works on a company's own data and history.
Watch for: pricing is quote only, and the S-1 filing says customers generally sign three- to five-year terms.

4. DoorLoop
DoorLoop sells its agents by plan. The Receptionist Agent answers tenant calls, texts, and portal messages around the clock on Connect ($4.00 per unit). The Maintenance Ops Agent and Lease Renewal Agent come with Multiply ($5.00 per unit). DoorLoop lists Rent Collection and Prospect agents as coming soon. DoorLoop has a 4.8 rating on G2 and on Capterra.
Watch for: the AI Assistant is in every plan, but the pricing table also lists a separate DoorLoop AI add-on. It is not available on One, and its price is not published.

5. Buildium
Buildium's Lumina AI Workforce adds five agents for leasing, accounting, maintenance, resident experience, and business operations. AI Bill Scan turns invoices into draft bills. The full suite is included on Premium, from $400 per month.
Watch for: on Essential and Growth, the AI Workforce is a paid add-on with no published price.

6. Yardi Voyager
Yardi launched Virtuoso AI Agents and the no-code Virtuoso Composer in September 2025. In June 2026 it added Virtuoso Enterprise agents for multifamily leasing, resident services, maintenance, and accounting. Chat IQ handles prospect and resident conversations from first inquiry through renewal.
Watch for: Voyager is quote only, and reviewers describe a steep learning curve.

7. RealPage
RealPage introduced the Lumina AI Suite in August 2026. It includes Workforce agents for leasing, operations, analytics, and spend, plus Lumina Connect, which opens RealPage data to outside AI models. In November 2025, RealPage and the US Department of Justice announced a proposed settlement of the antitrust suit. Law360 reports that a North Carolina federal judge approved it in May 2026. HousingWire reports that it requires RealPage to stop using competitors' nonpublic data to set rents.
Watch for: pricing is quote only, including the Lumina AI Suite.

8. MagicDoor
MagicDoor is an AI-first system priced from $1.50 per unit per month on an annual Advanced plan, or $2.50 on an annual Professional plan. The Advanced and Professional plans include a monthly allowance of Genie AI tokens per unit. Its AI troubleshoots maintenance before a work order, drafts renewals, and scores applications.
Watch for: MagicDoor raised a $4.5 million seed round in 2025. Its onboarding fees are not published, and MagicDoor positions Advanced for portfolios under 50 units.

9. EliseAI
EliseAI is not a property management system. It adds AI to the one you have: leasing replies, voice calls, delinquency outreach, maintenance intake, and Apollo, a cross-platform agentic AI tool announced in September 2026. EliseAI states that 1 in 5 US apartments use it. It has a 4.4 rating on G2. Add-on vendors are consolidating: Venn bought Zuma, another leasing AI vendor, for $50 million in September 2026.
Watch for: you pay for EliseAI and your system. Some reviewers report awkward handoffs on complex conversations.

How to choose
Ask each vendor five questions:
Which agents are in the plan I would buy, and which cost extra?
Does the agent act, or does it only draft text?
Who approves its work, and can I widen what it does over time?
Can I see the records behind each action?
Are there usage fees, such as token or per-lead charges?
Then test the AI on your hardest weekly job, such as rent collections, maintenance triage, or the month-end close. Leasing teams should also read the best AI leasing assistants and software for leasing teams.

Questions, answered
What is the best AI property management software?
For most residential managers, Darcy is the best fit because its $2 per unit price includes agents for six routine jobs across leasing, maintenance, and accounting. AppFolio is the strongest established option, with Realm-X on every plan. Large multifamily operators should compare Entrata and Yardi Voyager.
Is AI included in property management software prices?
It depends on the vendor. Darcy includes its agents in its one price, and AppFolio includes Realm-X on all plans. Buildium includes its AI Workforce on Premium only, and DoorLoop puts its agents on its Connect and Multiply plans.
What is the difference between an AI assistant and an AI agent?
An assistant answers questions or drafts text when you ask. An agent completes a task, such as sending a collections message or matching a bank line, within rules you set. Many vendors sell both.
Can AI property management software act without approval?
Many vendors describe a review step. Darcy starts by preparing work for your team to review and takes on more only as you allow, one type of work at a time. CINC says every Cephai Communications draft is reviewed before it sends, and Re-Leased says all AI-suggested actions require human approval.
