Trend 1: AI agents are now table stakes
In 2026, nearly every major vendor announced AI agents. Entrata introduced an agentic system with more than 100 embedded agents in March. Yardi announced Virtuoso agents for every multifamily role in June. AppFolio expanded agentic AI across leasing, accounting, and resident operations in June, then made the new Realm-X available on all plans in September. RealPage launched the Lumina AI Suite in August. In associations, Enumerate, CINC Systems, and FRONTSTEPS all shipped AI features this year.
For buyers, the question is no longer whether a system has AI. It is which work the agents actually complete, what they cost, and how your team reviews what they do. Compare how agents are priced: some vendors include them on every plan, and others sell them as add-ons or on top tiers only. See the best AI property management software for a side-by-side view.
Trend 2: Consolidation in leasing AI and landlord tools
Venn's $50 million purchase of Zuma and TurboTenant's purchase of TenantCloud continue a year of consolidation. TurboTenant also bought Azibo in May 2025, and Azibo logins no longer work. If you use a product that changes owners, check your contract terms, data export options, and pricing at renewal. Our guides cover TenantCloud alternatives, Zuma alternatives, and where Azibo users went.
Trend 3: Rent-pricing litigation continues
The RealPage class settlements received final approval in October. In November 2025, RealPage and the Department of Justice announced a proposed settlement, subject to court approval. RealPage says it includes no financial penalties or admission of wrongdoing. The Yardi Revenue IQ case in Washington moves forward after the court denied Yardi's motion for summary judgment. Yardi won summary judgment in a separate California case in October 2025. Operators who use revenue management tools should follow both cases.

What this means for property managers
Ask what the agents do, not whether they exist. Request a demo on your own data, and ask which tasks run without review.
Check what is included. AI features on top tiers or as add-ons change the real price per unit.
Plan for ownership changes. Keep a current export of your rent roll, ledgers, and owner balances.
